Are you licensed?
Yes, we are a fully licensed, insured, and bonded Property Management company in the State of New Jersey. -
Can I reach you after hours?
We can be reached 24/7 via your owner’s web portal or our 24/7 answering service. -
Can you put the money directly into my account?
Yes. We ACH our owner payouts on the 10th of the month directly into your account to help you stay current with your cashflow. -
Do I get to see the lease or sign it?
Yes. You will sign our standard lease agreement with the tenant directly. -
Do you sell real estate too?
Yes. Whether you are ready to sell your investment property or add to your portfolio, we can help. Many of our agents are also investors, so we understand your unique needs from a real estate agent. -
How and when do I get my checks?
Your payouts will be electronically processed on the 10th of the month. Typically these transactions will clear in 1-2 business days. -
How is rent collection handled?
Rent collection is handled by us through our tenant portal. Rent proceeds will be deposited into a trust account and once all management and maintenance costs are paid, the balance will be deposited into your account and an owner's statement will be sent to your email. -
How much security deposit do you charge the tenant?
Security funds are collected and held on behalf of the tenant by us in a separate trust account. Typical security deposit is 1.5 times one month’s rent. -
How soon can you start managing my property?
Our onboarding process is quick and painless. Once you provide us with the required information, we can begin managing your property in as little as 1 week. -
What type of properties do you manage?
We manage a wide range of residential and commercial properties from condos to single family homes to strip malls. If you own it, we can manage it. -
What type of reports do I get and how often?
Once a month you will receive an owner’s statement showing all your property’s financial activities we manage. We also provide you a 1099 report for your tax reporting. If you ever need more information, our owners’ portal allows you to create all types of reports 24/7 for almost anything you’d want to know. -
Who holds the tenant security deposit?
We hold and deposit your tenant’s security deposits. However, you have the final decision as to how much of it to return. When it is time for the tenant to move out, we provide you with a detailed move out inspection report to help you make your decision.
